Lease terms

Paid by Landlord: Property taxes and basic building maintenance. Paid by Tenant: Electricity, gas, water, sewer, internet, cable/TV, and telephone. All utilities must remain in Tenant's name and stay active throughout the lease term. - Tenants must obtain renter's insurance covering personal property and liability (minimum $100,000 coverage), naming the John & Vera Mae Perkins Foundation as an "Interested Party." Please provide our office with a copy of your policy. Tenants shall pay a monthly fee, or premium, of $25 in lue of a $500 security deposit designed for annual lease. This fee covers minor, accidental damages (scratches, stains, broken items) during your tenancy, not major issues like unpaid rent or intentional destruction. All previously paid $500 security deposits in initial lease agreement, in the event of transferring lease from annual to month-to-month, will continue and the $25 month-to-month fee is waived. The coverage amount fee is non-refundable and non-negotiable for month to month lease agreements unless the previous statement applies.
