Lease terms

12-month lease. Monthly rent is $2,200, with a $2,200 refundable security deposit. The tenant is responsible for gas, electric, water, trash, lawn care, and snow and ice removal. The landlord pays sewer charges. Each adult who will occupy the property must complete a rental application and authorize a credit report obtained through a screening provider selected by the landlord. A nonrefundable screening fee of $45 is required from each applicant. Payment of the screening fee does not guarantee approval. This is a smoke-free home. Smoking cigarettes inside the house is strictly prohibited and will be considered a violation of the lease. Tenants are responsible for ensuring that all occupants and guests follow this rule. No subletting is permitted. Renter's insurance with at least $100,000 in personal liability coverage must be maintained throughout the tenancy. Pets require the landlord's prior written approval and a signed Pet Addendum. Pet charges are a $400 refundable deposit and $35 in monthly pet rent for each approved pet. Assistance animals will be handled according to applicable law and are not subject to pet deposits or pet rent. The home includes a fireplace; however, permission to use it is not automatically included with the tenancy. Before using the fireplace, the tenant must obtain the landlord's written approval and sign a separate Fireplace Use Addendum. Only an adult tenant who is capable of safely operating the fireplace and understands and agrees to follow all fireplace safety requirements may use it. The tenant must operate the fireplace carefully and only in accordance with the Fireplace Use Addendum, the landlord's written instructions, and all applicable fire and safety requirements. The tenant is responsible for ensuring that all occupants and guests comply with these requirements. The tenant will be responsible, to the fullest extent permitted by law, for any property damage, loss, injury, cleaning, or repair expense resulting from the tenant's, an occupant's, or a guest's use, misuse, negligence, or violation of the fireplace rules. Any fireplace use before the required addendum is signed, or any use contrary to the addendum, will constitute a violation of the lease. After the initial 12-month term, the lease may convert to a month-to-month tenancy only with the landlord's written consent.
