Lease terms

12-month lease. Monthly rent is $2,100, with a $2,100 refundable security deposit. The tenant is responsible for gas, electric, water, trash, lawn care, and snow and ice removal. The landlord pays sewer charges. Each adult who will occupy the property must complete the landlord's application and TransUnion screening process. The applicant is responsible for the screening fee charged directly by TransUnion. Screening criteria and application instructions will be provided before screening is initiated. Smoking cigarettes inside the home is strictly prohibited and will be considered a violation of the lease. Tenants are responsible for ensuring that all occupants and guests follow this rule. No subletting is permitted. Renter's insurance with at least $100,000 in personal liability coverage must be maintained throughout the tenancy. Pets require the landlord's prior written approval and a signed Pet Addendum. Approved pets are subject to a $400 one-time nonrefundable pet fee per pet and $35 monthly pet rent per pet. Fireplace use requires the landlord's prior written approval and a signed Fireplace Use Addendum. After the initial 12-month term, the lease may convert to a month-to-month tenancy only with the landlord's written consent.
