Lease terms

Massachusetts Residential Lease Summary Premises: Residential dwelling unit at the address specified in the Lease. Lease Term: One (1) year, automatically converting to month-to-month unless either party provides 30 days' written notice. Rent: $2,800 per month, payable in advance on the first day of each month. Due at Lease Signing: First month's rent: $2,800 Last month's rent: $2,800 Security deposit: $2,800 Security Deposit: Held in accordance with M.G.L. c.186 15B in a separate, interest-bearing account; returned at lease termination less lawful deductions. Included Appliances: Stove, refrigerator, dishwasher, ceiling fans, washer, and dryer (Tenant responsible for washer/dryer maintenance). Utilities: Tenant is responsible for heat, gas, and electricity. Landlord is responsible for water. Pets: No pets are allowed on the Premises. Tenant Responsibilities: Maintain premises in clean, sanitary condition Comply with all laws and regulations Refrain from unlawful activity, excessive noise, or disturbance of neighbors Written consent required for alterations, locks, subleasing, or extended guests Landlord Responsibilities: Maintain premises in habitable, structurally sound condition per Massachusetts State Sanitary Code Reasonable notice for inspections, repairs, or showings; may enter without notice in emergencies Smoking: Prohibited inside units and all interior common areas. Insurance: Tenants encouraged to carry renters' insurance for personal property. Entire Agreement: This summary, together with any attached rules or addenda, constitutes the full agreement; any changes must be in writing and signed by both parties.
