Lease terms

Lease Length: 12-month lease preferred; 6-month leases available at an upcharge Rent: Due on the 1st of each month Smoking: No smoking permitted anywhere on the property Quiet Hours: Please be respectful of quiet hours and fellow roommates Pets: No pets; small tanks (fish, reptiles, etc.) may be considered on a case-by-case basis Utilities: All utilities included except electricity, which is split 1/3 1/4 among residents depending on occupancy Property Care: Tenants are expected to keep the kitchen, bathrooms, and all shared spaces clean, in addition to their own rooms Maintenance: Please report any issues or repairs to the landlord promptly Application Requirements: Credit check, background check, and income verification required for all applicants. Landlord may request applicant to provide references. Guest Policy: Guests are welcome, but should be respectful of roommates and will not become long-term/unregistered residents. Guests are expected to follow the same rules as tenants. Notice to Vacate/End Lease: 3 months' written notice required Early Termination: Early termination requires payment of a 2-month rent penalty
