Lease terms

12-month lease preferred. First month's rent and security deposit due at lease signing. Tenant is responsible for PG&E (gas/electric), water, sewer, trash, internet, and any optional utilities unless otherwise agreed in writing. No smoking or vaping permitted anywhere inside the home or garage. Pets may be considered on a case-by-case basis with landlord approval and may require an additional deposit. Renter's insurance is required prior to move-in. Property must be maintained in a clean and sanitary condition, including routine yard upkeep if applicable. No subleasing or short-term rentals (including Airbnb/VRBO) are permitted without written approval. Tenant must promptly report maintenance issues to help prevent property damage. Quiet enjoyment of the neighborhood is expected.
