Lease terms

Tenant pays all utilities, maintains the yard and must maintain a renters insurance policy throughout the duration of the lease. Tenant is responsible for keeping property clean. Tenant is responsible for Pest Control. Property manager must be listed as additional insured on tenants renters insurance. No smoking permitted in the house. Parking in the driveway. Pets are on a case by case basis with size, breed and species restrictions. Lease is a minimum of 12 months with the option to renew at landlords discretion. Basic Landlord Tenant Selection Criteria This home leases for $1750.00 per month and the security deposit is $1750.00. There is an application fee of $50.00 per adult over the age of 18. Basic Criteria is: Landlord does not accept housing assistance of any kind. Net Income (bring home) must be 3 times the rent or more. Income must be verifiable. There cannot be any utility bills in collections or charged off as bad debt on your credit report. There cannot be any bankruptcies on your credit report. Must have good rental history. No evictions, no broken leases and no property damage to previous residents. We must be able to verify rental history. Landlord pulls Credit, Criminal Background, Rental History. Landlord requires the four most recent proofs of income. The landlord reserves the right to consider other things but these are the primary considerations.
