Terms at 7313 Abbington Dr

1. RENT & PAYMENT Rent of $1,600.00 is due on the 1st with a 5-day grace period. A late fee of $50 plus $5/day applies after the 5th. Accepted payment methods are check, money order, or electronic transfer (Zelle/Venmo/PayPal). No cash accepted. 2. DEPOSITS & LAST MONTH'S RENT First month's rent ($1,600), security deposit ($1,600), and last month's rent ($1,600) totaling $4,800 are due at signing before keys are released. The security deposit is held in escrow per Maryland law and returned within 45 days of move-out less any documented deductions. Last month's rent applies only to the final month and is forfeited without proper written notice. Per Maryland law, total security deposit shall not exceed 2 months' rent ($3,200); last month's rent is collected separately and does not count toward this cap. 3. LEASE TERM & NOTICE Initial term is 12 months, converting to month-to-month thereafter. Both parties must provide 60 days written notice to vacate or non-renew. Early termination by tenant requires a fee equal to 2 months' rent ($3,200). 4. NO SMOKING Smoking of any kind including cigarettes, cigars, marijuana, vaping, and e-cigarettes is strictly prohibited indoors. Smoking is permitted outdoors only, at least 15 feet from any door or window. Violations result in a written warning (1st offense), $250 fine (2nd offense), and lease termination (3rd offense). Tenant is responsible for all smoke remediation costs found at move-out. 5. PETS A maximum of 2 pets are permitted with prior written approval, not to exceed 50 lbs per pet. Restricted breeds include Pit Bull, Rottweiler, Doberman, and any mix thereof. A non-refundable pet deposit of $300 per pet and pet rent of $50/month per pet are required. Current vaccination records and a photo must be provided. Unauthorized pets are grounds for lease termination. 6. UTILITIES & OCCUPANCY Tenant is responsible for all utilities including electric, gas, water/sewer, trash, and internet. Only named tenants may occupy the property. No subletting or short-term rentals (Airbnb, VRBO, etc.) are permitted. Overnight guests may not exceed 7 consecutive days or 14 total days per year without written landlord approval. 7. MAINTENANCE & PROPERTY CONDITION Tenant is responsible for minor repairs up to $75 and must report all issues within 24 hours of discovery. No alterations or improvements without prior written consent. Tenant is responsible for lawn care and snow removal unless otherwise agreed. A move-in and move-out inspection checklist will be signed by both parties. All keys and access devices must be returned on the last day of tenancy; failure to do so results in a $150 re-keying fee. 8. RENTERS INSURANCE & PROHIBITED ACTIVITIES Tenant must maintain renters insurance with a minimum of $100,000 personal liability coverage throughout the lease term. Proof is required before move-in and upon each renewal. Prohibited activities include illegal activity, excessive noise between 10 PM 8 AM, hazardous material storage, operating a business from the property without written consent, and tampering with smoke or CO detectors.
