Lease terms

The lease can be a year or however long you want. I allow 30 day notice if you do need to be let out of the lease agreement This is The perfect setup! I take care of yard and pool! Premises: Furnished (can be unfurnished ) residence located in Utah City, consisting of 4 bedrooms and 2.5 bathrooms. Spacious kitchen with TOP OF THE LINE models of all appliances Master bedroom with private bathroom, massive tub and walk in shower Washer and dryer in unit Access to shared(with me in basement apartment) backyard, pool, and deck which is fun year round (i teach swim and triathlon) Exclusions: 1 room is not included in the lease. Tenant shall not access, store belongings in, or tamper with the locked room. Tenant Rules & Responsibilities: 1. Tenant agrees to keep the premises clean, safe, and in good order. 2. No smoking, illegal substances, or unlawful activities permitted on the property. 3. Pets allowed only with written consent from landlord. A monthly $50 pet fee will be enforced 4. Noise levels must be kept reasonable; respect for neighbors and shared spaces is required. 5. No modifications, alterations, or repairs may be made without landlord approval. 6. Use of pool, deck, and gym is at tenant's own risk. Tenant acknowledges landlord is not liable for accidents or injuries in shared areas. 7. Tenant must report any damages or maintenance issues promptly. 8. Tenant may not sublease or assign the property without landlord's written consent. 9. Upon termination of lease, tenant shall return the premises in the same condition, normal wear and tear excepted. Agreement: Tenant agrees to abide by all rules listed above as part of the lease contract. Violation of these rules may result in penalties, including termination of lease and forfeiture of deposit. *basement not included, that is where I reside
