Lease terms

2 Year Lease required. 1 Month Security Deposit to include pet deposit. 1 Month rent paid 7 days before move in at time of inspection also to include any pet fees. $1000 deposit on oil cost and usage oil tank will come full PLUS tenant will pay for any refilling fees during the lease. Deposit will be returned when oil tank is full at the termination of the lease and no charges are owed due to mismanagement. Cable, Electric is paid as used. There is no water, garbage or parking charges however a maximum of 2 vehicles allowed. Maximum occupancy is two adults and two children or one other family parent as a substitute for one child. Pets are allowed but must be walked on the private road and all waste removed. Small dogs under 20 lbs can be let in the yard waste must be removed immediately. Dogs over 20 lbs must be walked or taken off property to do their business with waste removed immediately. Cats must be indoor cats and waste must be removed bi-weekly. No animal food can be left on the deck or in the yard. Garbage must be put in specialized bins and shut. No smoking in the house. Repairs under $100 paid by tenant and all repairs caused by tenant are paid by tenant. No improvements or changes to the structure or design of house is allowed unless discussed and put in writing approved by landlord. Any property improvements will not be reimbursed and can not be removed upon expiration of the lease. Lawn care can be paid by landlord otherwise it is tenant responsibility to keep the lawn cut, bushes trimmed and lawn in the shape as it was at the inception of lease.

One full bath and one half bath. Room for small office space along with dining area and living room. Ceiling fans cool the house that gets cross breeze when windows and doors are left open. Deck and Front door have storm doors with screens. Window Air units are included. Heat is oil baseboard. Much of the backyard is taken up by the massive deck that comes with lawn furniture and a grill. There is plenty of room for vehicle parking in the front with a short walk into the house. Guest parking is allowed on the road just not overnight. Parking more than 2 vehicles is strictly forbidden unless it is temporary and cleared by landlord.
