1. Lease Duration This lease begins on _______ and ends on __________. After the initial term, it will convert to month-to-month unless renewed in writing. 2. Monthly Rent Rent is $1200 per month, due on the 1st of each month. Rent is considered late after 5:00 PM on the 5th, and a late fee of $50 + $10/day applies until paid in full. 3. Security Deposit A refundable security deposit of $ 1200 is required to secure the home. Deposit covers damages beyond normal wear and tear. 4. Utilities Tenant is responsible for all utilities unless otherwise noted. This includes: Electric Water Internet Any other services used by tenant 5. Occupancy Only the individuals listed on the lease may reside in the home. No subleasing, room-renting, or unauthorized occupants. 6. Pets Pets allowed with approval only. $250 non-refundable pet fee per pet Service animals/ESAs are exempt per law. 7. Maintenance Responsibilities Landlord handles major systems: HVAC, plumbing, electrical, structural issues. Tenant must report issues immediately. Tenant is responsible for: keeping unit clean, changing air filters monthly, taking out trash, maintaining yard area, and preventing pest infestations. Tenant pays for damages caused by negligence, misuse, or failure to report a problem. 8. Smoking No smoking inside the home. Smoking allowed outside only. Evidence of smoking indoors will result in cleaning and damage fees. 9. Parking Parking is allowed only in designated areas. No abandoned or non-running vehicles may remain on property. 10. Alterations No painting, construction, or alterations without written approval from landlord. 11. Quiet Enjoyment Tenant must keep noise at a reasonable level and be respectful of neighboring residents. No illegal activities on the property. 12. Renter's Insurance Tenant is encouraged to maintain renter's insurance. Landlord is not responsible for tenant's personal property. 13. Entry by Landlord Landlord may enter the home for repairs, inspections, or emergencies. Non-emergency visits require at least 24-hour notice. 14. Move-Out Requirements Tenant must give 30 days' notice prior to move-out. Home must be returned clean and free of trash. All keys must be returned. Damages beyond normal wear will be deducted from security deposit. 15. Grounds for Eviction Non-payment of rent, unauthorized occupants/pets, property damage, criminal activity, and repeated lease violations.
