Fixed Lease Term : 1 Year Monthly Rent : $1,350 - Due end of each month Security Deposit : $1,350 The Tenant is responsible for all utilities, including electricity, cable/satellite, internet, phone service, water, trash, and sewage (if applicable). Maintenance & Repairs The Landlord shall maintain the property structure and make necessary repairs to plumbing, electrical, heating, and air conditioning systems. The Tenant shall handle routine maintenance and minor repairs (such as replacing light bulbs and air filters) and promptly report any major repair needs to the Landlord. Pet Policy : Pets are not allowed SUBLETTING AND ASSIGNMENT The Tenant shall not sublet or assign this Lease or any interest in the Property without the prior written consent of the Landlord. Entry by Landlord The Landlord may enter the Property with at least 24 hours' notice to the Tenant to inspect the Property, make necessary repairs, or show the Property to prospective tenants or buyers. RENEWAL AND TERMINATION This Lease shall automatically renew on a month-to-month basis at the end of the Lease Term unless either party provides 60 days' written notice of termination. LATE FEE If the monthly rent is not received by the Landlord within five (5) days of the due date, the Tenant shall be charged a late fee of $50. An additional fee of $5 per day may be applied for each day the rent remains unpaid beyond the initial five (5) day grace period. Failure to pay rent, including late fees, within ten (10) days of the due date may result in further action, including potential termination of the lease. INSURANCE The Tenant is required to maintain renters insurance during the Lease Term. The Landlord shall maintain property insurance on the Property. NO SMOKING Smoking is not permitted inside the residence. Tenants and guests may only smoke at a reasonable distance away from the property to prevent smoke from entering the home. This policy applies to all forms of smoking, including cigarettes, cigars, pipes, and vaping. Violations of this policy may result in cleaning fees, damage charges, or lease termination. Renewal Rent Adjustment Upon renewal of this lease, the Landlord reserves the right to adjust the monthly rent. If the Landlord chooses to increase the rent, the Tenant will be notified in writing at least 60 days prior to the lease renewal date. The Tenant must accept the new rental rate in writing to proceed with the renewal. If no agreement is reached, the lease will terminate at the end of the current lease term. GOVERNING LAW This Lease shall be governed by and construed in accordance with the laws of the state of Mississippi.
