Lease terms

Please note that we have a minimum 12-month lease, we do not rent month-to-month. Tenants pay all utilities. EV charger is in the attached garage. Up to 2 garage parking spots are available for an additional fee. Storage in garage is available for an additional fee. This home is partially furnished in the living/dining/kitchen areas, but not the bedrooms--the bedroom furniture you see in the photos is not included. There is no patio/yard access (sorry). We only rent to responsible, quiet, clean, non-smoking tenants with healthy lifestyles, strong credit, a demonstrated long-term ability to pay the rent, and personal and professional references we can check thoroughly. Restrictions include quiet hours to ensure you get along with your neighbors, and there is absolutely no drug use or smoking/vaping of any kind allowed inside or outside or near the property. We encourage people from all backgrounds to apply, and do not discriminate based on race, color, religion, national origin, gender, disability, family status, age, or sexual orientation. Families are welcome and non-family roommates are welcome. Please tell us about yourselves, why this is a great fit, and about your ability to pay the rent...in your initial inquiry or application! Please include LinkedIn profiles for all adult occupants (if Zillow blocks your links, please mention applicant names as they appear on LinkedIn or provide other information so we can look you up), or we are unlikely to respond. Please do not disturb current occupants unless we've clearly arranged a tour for a specific time and day. And please protect yourself from scammers by only renting a home you have visited and toured in person, do not send deposits to anyone unless you have verified they are the owners of the property. If you see a copy of this ad listed somewhere for less, it's a scam. People new to the San Francisco rental market might not know that it gives you a huge advantage to go ahead and complete your Zillow application in full for any property you want to be considered for, and when you inquire, go ahead and "apply" to be considered. People who have already "applied" and who have filled out all application fields, provided thorough references and proof of ability to pay rent, and detailed information about all applicants will always be called back first, by any landlords, over people with incomplete information provided. All joint applicants must fill out a joint application to be considered, so do not apply until all applicants are included on your joint application. We do not get any of Zillow's fees they charge for applications, and Zillow allows you to use the same application for numerous rentals so there is no downside to being prepared to apply when the right property comes up. We will generally only show units if all applicants are present for the tour, but we sometimes make exceptions.
