Lease terms

Minimum 12-month lease required. Monthly rent is $2,295 and includes routine lawn care. Tenant is responsible for all utilities, including electric, water/sewer, trash, cable, and internet. Security deposit of $2,295 and first month's rent are due prior to move-in. All adult occupants age 18 or older must complete an application and authorize credit, criminal background, eviction history, income, and rental history screening. Applicants must demonstrate verifiable gross household income of approximately 3 times the monthly rent, satisfactory rental history, and ability to meet all lease obligations. Pets may be considered on a case-by-case basis with owner approval and applicable pet fees/pet rent. Breed, size, and quantity restrictions may apply based on insurance requirements. Assistance animals will be handled in accordance with applicable law. No smoking or vaping inside the home. No subleasing, Airbnb, short-term rental use, or unauthorized occupants without prior written approval. Tenant is responsible for maintaining the property in clean condition, promptly reporting maintenance issues, and complying with all terms of the lease. Available for move-in within the next 60 days. Final approval is subject to completed application, screening results, signed lease, and receipt of required move-in funds.
