Lease terms

Lease Terms & Policies - Minimum 12-month lease required. - Security deposit equal to one month's rent. - Tenant is responsible for all utilities, including gas, electricity, water, sewer, trash, and internet/cable services. - Tenant is responsible for lawn care, landscaping maintenance, and snow removal. - No smoking or vaping is permitted anywhere inside the property. - Pets may be considered on a case-by-case basis and are subject to landlord approval. Additional pet fees and/or deposits may apply. - Renters insurance is required before move-in and must be maintained throughout the lease term. - Applicants are subject to a background check, credit check, income verification, and rental history screening. - The property is available for occupancy upon lease signing and completion of all move-in requirements. Maintenance & Repairs - The landlord will provide routine HVAC maintenance, including scheduled replacement of the furnace/A/C filter. - Tenants must promptly notify the landlord of any maintenance issues, including water leaks, plumbing problems, HVAC issues, appliance malfunctions, or other conditions that could cause damage to the property. - Water leaks and plumbing issues must be reported immediately. Failure to report such issues in a timely manner may result in the tenant being held financially responsible for any resulting damages. - Tenants are responsible for maintaining the property in a clean, sanitary, and safe condition and for exercising reasonable care to prevent damage. - Tenants are responsible for the cost of repairing any damage caused by negligence, misuse, abuse, or failure to properly maintain the property during the lease term. - Tenants are prohibited from making alterations, painting, installing fixtures, or performing repairs or modifications without prior written approval from the landlord. - Tenants are responsible for replacing light bulbs and other minor consumable items during the tenancy. Property Care Requirements - Indoor temperatures must be maintained at a minimum of 65 F during winter months to prevent frozen or damaged pipes. - Only toilet paper may be flushed. Flushing wipes (including "flushable" wipes), paper towels, feminine hygiene products, grease, or other materials that may damage plumbing is strictly prohibited. - Bathroom exhaust fans must be used while showering or bathing to help prevent excess moisture and mold growth. Any signs of mold or water damage must be reported immediately. - Tenants are responsible for maintaining both the front and back yards and for the proper disposal of trash and recycling in accordance with local collection schedules. Occupancy & Compliance - Unauthorized occupants and subleasing are strictly prohibited unless approved in writing by the landlord. - Tenants agree to comply with all applicable community rules, municipal ordinances, and noise regulations. - Tenants are responsible for the conduct of their guests and are financially responsible for any damage caused by guests or invitees. - The landlord reserves the right to conduct periodic property inspections with proper notice as permitted under Illinois law. Move-Out Requirements - Upon move-out, the property must be returned in substantially the same condition as at move-in, excluding ordinary wear and tear. - Cleaning costs, repair expenses, and damages beyond normal wear and tear may be deducted from the security deposit in accordance with Illinois law. Tenant's failure to report maintenance issues or property damage in a timely manner that results in additional damage may constitute negligence, and the tenant may be held financially responsible for the resulting repair costs.
