Utilities: Tenant is responsible for all utilities associated with the premises including electricity, water, and trash disposal. Pet Policy: Pets are subject to an application process and require approval prior to occupancy. Specific terms and conditions will apply as outlined in the Pet Addendum to this Agreement. Smoking Policy: Smoking of traditional tobacco products is strictly prohibited on all parts of the property. The use of e-cigarettes and vapes is permitted. Lease Term: The lease term is for 12 months. Last month's rent is required at the time of lease signing. Special accommodations may be made for specific cases, such as student tenants, under mutually agreed terms. Parking: Parking is available on the street and in a designated side lot. Tenants are responsible for observing all local parking regulations. Yard Maintenance: Tenant is responsible for the upkeep of the front yard, which includes regular watering and mowing. Rent Payment: Rent is due on a set date each month, to be determined between the landlord and tenant during the application process. Rent must be paid on or before this date to avoid late fees. Late Fees: A late fee of 5% of the monthly rent will be applied for payments made after the due date. Tenants are expected to communicate with the landlord in advance of the due date if they anticipate any delay in payment to potentially waive late fees under certain conditions. Modifications: Any alterations or modifications to the premises are prohibited without prior written approval from the landlord. Tenants will be responsible for any costs incurred to restore the property to its original condition for unauthorized changes. A specific period for permissible modifications, such as hanging pictures, will be provided during the move-in process. All further modifications require a formal request and approval. Maintenance and Repairs: The landlord will address and repair any damages to the premises that occur due to aging or other factors not caused by tenant negligence. Tenants are expected to promptly report any such issues to the landlord. Lease Termination by Tenant: If the tenant is unable to complete the lease term, it is the tenant's responsibility to find a replacement tenant. Any potential replacement tenant must undergo and pass the application process and be approved by the landlord prior to lease transfer. Governing Law: This Agreement shall be governed and construed in accordance with the laws of the state where the premises are located.
