Lease terms

Available for a 12 month lease. Rent is $3,495 per month with a $3,495 refundable security deposit. First month's rent and security deposit are due before move in. Lease must be signed before occupancy. Tenant is responsible for all utilities, trash service, routine yard care, and snow removal. Routine yard care includes mowing or trimming as needed, keeping the yard clean, removing trash or debris, maintaining walkways, and seasonal cleanup of leaves and pine needles. Tenant is responsible for snow and ice removal from the driveway, parking areas, walkways, and entry areas. Snow may not be pushed or placed onto public roads, neighboring properties, or any area that creates a safety hazard. Tenant is responsible for basic upkeep during the lease, including keeping the home clean, replacing HVAC filters as needed, promptly reporting maintenance issues, and preventing damage from neglect, misuse, guests, or unauthorized activity. Owner is responsible for major repairs and property systems unless damage is caused by the tenant, guests, pets, neglect, misuse, or unauthorized use. No smoking or vaping inside the home. Renters insurance is required before move in and must remain active during the lease. Parking includes a 2 car garage and a concrete paved overflow parking area. No inoperable vehicles, commercial vehicle storage, or unapproved trailers or RVs without prior written approval. Pets are considered case by case. Maximum of 2 approved dogs, each under 40 lb. Approved pets require a $300 refundable pet deposit and $35 monthly pet rent. No cats, large dogs, puppies, or unauthorized pets. All adults 18 and older must complete an application and screening. Applicants should have verifiable income, satisfactory screening results, clean rental history, and no recent eviction judgments, subject to applicable Colorado law.
