Lease terms

Monthly rent is $2,800, with a $2,800 security deposit due at the beginning of the tenancy. Rent is due on or before the 1st of each month, and late rent may be subject to the fees outlined in the lease. The property is to be used as a private residence only, is rented unfurnished, and no pets or smoking are permitted. Only approved tenants may reside in the home, and guests staying longer than one week require prior written approval from the landlord. The tenant is responsible for all utilities, including water, sewer, and electricity, and must transfer the applicable utilities into their name within 30 days while remaining responsible for utility charges beginning on the first day of the lease. Tenants are expected to keep the home and grounds clean, sanitary, and well maintained, including reasonable care of the yard, driveway, walkways, trees, and shrubs, and must promptly report damage, moisture, or other significant problems. No subletting or assignment of the lease is permitted, improvements or alterations require landlord approval, and locks may not be changed without prior written agreement or as otherwise permitted by New Mexico law. The landlord may conduct inspections with 24 hours' notice. The lease provides for a month-to-month tenancy after the stated initial term, with at least 30 days' written notice required for termination, subject to applicable New Mexico law. Tenants are responsible for damage beyond normal wear and tear and are expected to return the property in substantially the same condition in which it was received, ordinary wear and tear excepted.
