Lease terms

Tenant is responsible for all utilities (electricity, gas, water, trash, internet, and any other applicable services). * Security deposit equal to one month's rent is due at lease signing. * Pets considered on a case-by-case basis (maximum 2 pets). * Pet terms: $300 refundable pet deposit, $200 non-refundable pet fee, and $25/month pet rent per approved pet. * No smoking or vaping permitted inside the home, garage, or any enclosed area of the property. * Tenant is responsible for maintaining the front and back yard, including mowing, edging, watering (subject to local restrictions), and weed control. * Tenant is responsible for any HOA violations or fines resulting from tenant actions or failure to properly maintain the property. * Tenant must replace the HVAC air filter every 90 days using the correct size filter. * Tenant is responsible for plumbing repairs resulting from misuse or negligence, including flushing wipes, feminine hygiene products, paper towels, grease, or other non-flushable items. * Renters insurance is required before move-in and must be maintained throughout the lease. * No subleasing, Airbnb, or other short-term rentals permitted. * Tenant must promptly report maintenance issues to prevent further damage. * Zillow application, credit/background screening, rental history verification, and income verification required. Household income should be at least 3x the monthly rent.
