1. UTILITIES Tenant shall be solely responsible for the payment of ALL utilities and services connected to the Premises, including but not limited to: electricity, gas, water, sewer, trash/recycling collection, internet, cable, and telephone. Tenant shall place all applicable utility accounts in Tenant's name prior to or upon commencement of the lease term and maintain said accounts in good standing throughout the tenancy. Failure to pay utilities shall constitute a material breach of this Agreement. Landlord shall not be responsible for any utility charges, deposits, or connection fees incurred by Tenant. 2. RENTER'S INSURANCE (REQUIRED) Tenant shall, at Tenant's sole expense, obtain and maintain a renter's insurance policy with minimum liability coverage of $100,000 for the entire duration of the lease term. Tenant shall name Landlord as an "interested party" or "additional interest" on the policy and shall provide Landlord with proof of coverage (certificate of insurance) prior to move-in and upon each policy renewal. Failure to maintain renter's insurance shall constitute a material breach of this Agreement. Landlord's insurance does NOT cover Tenant's personal property, and Landlord shall not be liable for any loss or damage to Tenant's personal belongings from any cause, including but not limited to fire, theft, water damage, or natural disaster.
