Lease terms 10 months (August to May), shorter terms available (contact management for details) plus utilities and internet (paid to landlord). Renters insurance required. Mid-term rental. No pets. Nonsmoking facility. No sublets. Maximum 3 people. $50.00 application fee per person, for credit and background checks. One time lease admin fee of $175. Documentation of current employment and/or support required. Qualification standards are 2x income to rent ratio. Credit score of 660 or better and clean background check. Income and / or support needs to be fully verifiable. No exceptions to qualification standards. COLORADO HB23-1099 DISCLOSURE: 1.THE PROSPECTIVE TENANT HAS THE RIGHT TO PROVIDE TO THE LANDLORD A PORTABLE TENANT SCREENING REPORT, AS DEFINED IN SECTION 38-12-902 (2.5), COLORADO REVISED STATUTES; AND 2. IF THE PROSPECTIVE TENANT PROVIDES THE LANDLORD WITH A PORTABLE TENANT SCREENING REPORT, THE LANDLORD IS PROHIBITED FROM: CHARGING THE PROSPECTIVE TENANT A RENTAL APPLICATION FEE; OR CHARGING THE PROSPECTIVE TENANT A FEE FOR THE LANDLORD TO ACCESS OR USE THE PORTABLE TENANT SCREENING REPORT. Note 1; All portable tenant screening reports MUST come directly from the consumer reporting agency and must be dated within the last 30 days. Note 2: All portable screening reports must be complete, as per COLORADO HB23-1099. Application fee (s) paid directly to Zillow or other screening services like Transunion, for credit and background checks. Note: parental co-signors / grantors, if needed will also have to provide an application, ID and income documentation. Documentation of current employment and/or support required. Identity documentation required. Need clean background checks and good rental history. Incomplete applications will not be considered. Online payments available. No sublets.
