Lease terms

Monthly rent is $1,400.00. Rent is due on the 1st day of each month. Rent shall be paid by the method designated by the Landlord. The Tenant is responsible for making sure rent is received by the due date A security deposit of $1,400.00 is required before the Tenant takes possession of the property. The security deposit may be used as permitted by Iowa law for unpaid rent, damage beyond ordinary wear and tear, or other amounts legally owed under the Lease. The security deposit will be handled and returned in accordance with applicable Iowa law. Tenants are allowed for a five (5) calendar-day grace period for payment of monthly rent. If rent remains unpaid after the five-day grace period, a late fee of $20.00 per day may be charged, subject to a maximum late fee of $100.00 per month, as permitted by Iowa law. The late fee does not replace the Tenant's obligation to pay the full amount of rent due. The Tenant is responsible for 100% of all utilities and services associated with the property. Pets are permitted with the Landlord's prior approval. A $200.00 pet deposit is required for approved pets. Smoking is strictly prohibited anywhere inside the property
