Lease terms

Lease Term: - 12-month lease minimum. - Renewal options may be available with 60 days advance notice. Rent & Deposits: - Monthly rent: $2,000 - Security deposit: $2,000 (due at signing) - Rent is due on the 1st of each month. A late fee of $75 applies after the 5th day of the month. Utilities & Services: - Tenant is responsible for electricity and water. - Trash pickup, lawn care, and HOA fees are included in rent. Pets: - Dogs and cats only (maximum of 2 total). - All pets must be approved by landlord prior to move-in. - Tenant is responsible for any pet-related damages. Parking: - Two assigned parking spaces are included with the unit. - Guest parking is available in designated areas only. Maintenance & Upkeep: - Tenant is responsible for keeping the property clean and reporting maintenance issues promptly. - No alterations or painting without landlord approval. - No smoking or vaping inside the home. Community Rules: - Tenants must follow all Bradburn Village HOA rules and regulations (copy will be provided upon lease signing). Move-In / Move-Out: - Property will be professionally cleaned before move-in. - Tenant must return the property in comparable condition upon move-out (excluding normal wear and tear).
