The term of this Lease shall be two (2) years, commencing on the agreed upon date. 2. Rent Tenant agrees to pay $2878 per month, due on the 1st day of each month. Payments shall be made via agreed upon method. Late payments after 5 days will incur a late fee of $100. Property Access & Exclusions Bonus Room: One bonus room is used for storage and will remain private and unavailable to tenants. The landlord reserves the right to access it with and advanced notice. Garage: Garage is not included in the rental. Landlord retains full access and may use it daily. Driveway and street parking are available for tenants. 6. Appliances & Fixtures The following appliances are included: refrigerator, oven/stove, dishwasher, washer, dryer. Tenant is responsible for reasonable care; repairs due to normal wear will be the landlord's responsibility. 7. Use & Occupancy Pets: Not allowed (maybe negotiable, if allowed, specify fees/restrictions applies. Premises shall not be used for commercial purposes or illegal activities. 8. Landlord Entry Landlord may enter the premises with 24 48 hours' notice for inspection, repairs, or emergencies. In emergencies, no notice is required. 9. Alterations Tenant shall not make structural changes, paint, or install fixtures without written consent from the landlord. 10. Termination Early termination requires written notice and may include penalties. Security deposit deductions for damages or unpaid rent will follow Tennessee law. 11. Governing Law This Lease shall be governed by and construed under the laws of the State of Tennessee.
