Lease terms

LEASE TERMS 719 NORTHILL DRIVE, RICHARDSON, TX 75080 Lease term: 12-month lease. Available: June 1, 2026. Security deposit: one month's rent, due at signing. Application: $50 non-refundable fee per adult (18+). We screen for credit, income (gross monthly income of 3x the rent), rental history, and background. Utilities: Tenant pays all utilities directly electricity, natural gas (Atmos), and City of Richardson water/sewer/trash placed in tenant's name before move-in. Pets: Cats and dogs welcome (max 2 cats, 2 small dogs, or 1 large dog; negotiable). $400 non-refundable pet fee per pet plus $35/month pet rent per pet. Lawn care: Tenant maintains routine lawn and landscaping. Owner maintains HVAC and major systems. Smoking: No smoking inside the home. Renter's insurance: Required minimum $100,000 liability, proof provided before move-in. MAINTENANCE AND REPAIRS 1. Owner Responsibilities. Owner shall maintain and repair, at Owner's expense, the following systems and components, except where damage results from Tenant's negligence or misuse: (a) Heating, ventilation, and air conditioning (HVAC) equipment; (b) Roof and structural components; (c) Plumbing system and water heater; (d) Electrical system; and (e) Major appliances provided with the Property. Owner's repair duty under this section is consistent with Texas Property Code 92.052 and may not be waived. 2. Tenant Responsibilities. Tenant shall, at Tenant's expense, perform routine upkeep, including: (a) Replacing HVAC air filters monthly with the correct size and type (see Section 3); (b) Lawn and landscape maintenance, including mowing, edging, and watering; (c) Replacing light bulbs and smoke/CO detector batteries; (d) Clearing minor drain clogs caused by Tenant's use; and (e) Keeping the Property clean and sanitary. 3. HVAC Filters. Tenant shall replace all HVAC filters at least once per calendar month at Tenant's expense. Failure to maintain clean filters that results in equipment damage or a service call shall be charged to Tenant, and Owner may deduct such costs from the security deposit. Owner may inspect filters with reasonable notice. 4. Tenant-Caused Damage. Tenant is responsible for the cost of repairs to any system or component, including those listed in Section 1, where the need for repair arises from Tenant's negligence, misuse, or failure to perform the duties in Sections 2 and 3. 5. Reporting. Tenant shall promptly notify Owner in writing of any maintenance issue, leak, or system failure. Tenant's failure to give timely notice may make Tenant responsible for resulting damage.
