Lease terms

-- This is a 12-month lease required, with the option to renew upon mutual agreement by both parties at the end of the lease term. Owner pays for water, sewer, and trash, while the tenant is responsible for electricity, gas (if applicable), internet, and cable services. Up to two (2) pets total are allowed, including cats and small dogs under 40 lbs, subject to HOA rules. No aggressive breeds are permitted, and pet deposit and/or pet rent may apply. Renters insurance is required prior to move-in and must be maintained throughout the lease term with a minimum of $100,000 liability coverage. The tenant agrees to comply with all HOA rules and regulations, and any violations may result in fines or lease termination. Only approved occupants listed on the lease may reside in the unit, and subleasing or short-term rentals such as Airbnb or VRBO are not allowed. The tenant is responsible for keeping the unit clean and promptly reporting maintenance issues, and will be liable for any damages caused by negligence or misuse. Rent is due on the 1st of each month, and late fees may apply as permitted under California law. A security deposit is required upon approval and will be handled in accordance with California landlord-tenant laws. All applicants must meet minimum income, credit, and background screening criteria as listed in the rental application.
