Lease terms

Lease Duration: 9 mo. to One (1) year fixed term lease Rent: $1000.00 includes All utilities except electric Monthly rent: $1000.00 due on the 1st of each month. Rent is considered late after the 5th of the month and subject to a late fee of $10 per day until paid in full. Move-In Costs: First month's rent: $1000.00 Last month's rent: $1000.00 Pet fee (if applicable): $400.00 (non-refundable) per lease term Total due before move-in: $2400.00 with pet Utilities: Tenant is responsible for electric only. Tenant must place utilities in their name by the lease start date. Maintenance & Repairs: Tenant is responsible for cleaning up after pets waste immediately and agrees to keep yard free and clear of animal waste at all times. Tenant is responsible for upkeep of sidewalk for all seasons and yard for all seasons. Tenant agrees to keep the property clean and in good condition. Tenant must promptly report any damages or maintenance needs. Tenant is responsible for damage caused by negligence, misuse, or guests. Use of Property: Premises may be used only as a private residence. No illegal activity permitted. No smoking inside the property. Pets: Pets allowed only with landlord's approval and payment of required pet fee. Tenant is responsible for pet behavior and any pet-related damages. Tenant holds landlord harmless and indemnifies the landlord. Early Termination: Tenant may not break the lease without written consent from landlord. An early termination fee of $2000.00 applies unless tenant is relocating for verified employment reasons. Condition of Property at Move-Out: Tenant must return property in clean, rentable condition. Any damages beyond normal wear and tear will be deducted from payments already made. Other Terms: Landlord reserves the right to inspect the property with reasonable notice. Lease may be renewed upon mutual agreement of both parties.
