Tenant pays water and electricity and your electric bill gets a break here, because the unit has a newer high-end, high-efficiency Trane AC system that was installed. Water bill usually sends out quarterly (Hoa asks you to send picture of water meter). Neighbors are also talking about a beach being added to the park plans Fort Myers approved a $75 million citywide fund. Nothing approved yet, but fingers crossed. Ours is a very small, quiet, safe community only 6 units total, 2 per floor, with a private seawall. There's also onsite storage for canoes, paddle boards, and gear. THE UNIT At 1,319 square feet, this villa lives large. The main living area is spacious enough that some residents use half of it as a third bedroom or home office. If that's what you need, I'm open to it temporary walls can be added. (Fire code caps occupancy at 6 people.) In front of your dedcicated carpot parking spot - there is also a private garage outside for extra storage with a lock. By chance if you dont like street parking and need a 3rd car, Rock street across the street I have been told rents spots for I believe 50 a month. MOVE-IN & PAYMENTS First month's rent + one month security deposit to move in $3,000 total. For your safety and peace of mind, everything is handled right through Zillow: the application, the lease signing, and payments by credit card or ACH.
