PROPERTY Landlord hereby leases to Tenant the property located at: 718 Gamble Dr, Heiskell, TN Including all improvements, fixtures, and appurtenances ("Premises"). 2. TERM Lease Start Date: ____________________ Lease End Date: ____________________ (If no end date is specified, tenancy shall be month-to-month under Tennessee law.) 3. RENT Monthly Rent: $2250 Due Date (circle one): 1st / 15th of each month Payment Methods: Cash or ACH only. 4. LATE PAYMENT A 15-day grace period applies. If rent remains unpaid after 15 days, a $250 late fee will be applied. Continued nonpayment may result in termination of tenancy in accordance with Tennessee law. 5. SECURITY DEPOSIT Deposit Amount: Equal to one (1) month's rent. Held in: Landlord's LLC bank account. MOVE-IN CHECKLIST A written move-in condition checklist shall be completed and signed by both parties at occupancy. 12. ENTRY BY LANDLORD Landlord may enter the property with reasonable notice (generally 24 hours), except in emergencies. 13. PROHIBITED CONDUCT The following constitute material violations of this lease: Nonpayment of rent Property damage or neglect Leaving excessive trash or waste on the property Criminal activity on or near the premises Violence or threats toward neighbors Any activity that disturbs the peace or safety of others Violations may result in termination of tenancy per Tennessee law. 14. SUBLETTING No specific restrictions are imposed, but Tenant remains fully responsible for all obligations under this lease. 15. RENT INCREASES Rent shall not be increased unless agreed upon in writing by both Landlord and Tenant. 16. DEFAULT & TERMINATION Failure to comply with lease terms may result in termination. All evictions and removals shall be conducted in accordance with Tennessee law. 17. GOVERNING LAW This Agreement shall be governed by the laws of the State of Tennessee.
