Lease terms

If the three screening details mentioned above not included in your profile or initial request, request will not be considered. 1. Salary required to be 3x monthly rent. 2. No previous unlawful detainers 3. No active collections. 4. No bankruptcy 5. Subleases are prohibited. 6. Previous Landlord References required. Min of three. 7. No pets with the exception of service animals and emotional support animals. Licensed medical provider documentation required on official letterhead. 8. Detached garage and parking in front of the garage are not available 9. Renter responsible for upkeep of lawn including mowing and shrubbery. 10. Tenant required to get internet connection and landline if required. 11. Rent includes utilities (electricity and water). Gas, phone and internet service and any other utility not provided for by the landlord is the responsibility of the renter. Setup fees for utility fees for gas, phone and internet service are the renter's responsibility. 12. To qualify for a ratified lease contract, prospective renter is required pay first month's rent, last month's rent plus a security deposit equal to one month's rent. Total initial payment is $4,500. 13. Renter's insurance is required. Upon approval of rent application, landlord requests renter to obtain a renter's insurance policy to cover their possessions. Prior to lease contract ratification, renter is required to submit a renter insurance policy declaration page to certify renter has an active insurance policy at 718 DuPont Circle, SW, Roanoke, VA. 24015. As will be stipulated in the lease, the renter will be required to maintain a renter insurance policy for the duration of the lease. Lastly, the renter is required to state landlord's interest on the renter insurance policy in the event there are changes to the policy.
