Before applying, please review our tenant qualifications: Credit score: We require a minimum credit score of 600 for all applicants. If your credit score is between 600-650, you will be required to pay double the security deposit. If your credit score is between 650-700, an additional $500 security deposit will be required. Income: All applicants must make a combined income of at least 2 times the rent. Administrative fee: There is a $100 administrative fee for all new leases. 1. A prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised Statutes; and 2. If a prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: - Charging the prospective tenant a rental application fee; or - Charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.
