Lease terms

Tenant will be responsible for all utilities such as, gas, electric, water, cable/internet, waste, etc. Tenants may not smoke inside the home. Deposit will be held, and applied to any maintenance/repairs. Tenant will still be responsible for last month rent, and will be reimbursed deposit less repair costs after tenant moves out completely. Solar panels are paid for by owner, and will lessen your monthly utilities. Tenant will be responsible for a 12 month lease, at which time, they may renew or go month to month if they have paid on time every month. A 7 day grace period is available, but tenant must notify owner on or before the agreed upon due date. Otherwise rent will be considered late with a $125 late fee applied. Renters insurance is strongly encouraged but not required.
