Lease terms

This property is offered under a fixed-term residential lease. Monthly rent is $1,900, payable in advance according to the lease terms. A security deposit and first month's rent are required prior to occupancy. Following expiration of the fixed term, the tenancy will convert to month-to-month only if the landlord accepts rent and permits the tenancy to continue. Tenants are responsible for all utilities and services, including trash collection and lawn maintenance. The landlord is responsible for property taxes and applicable homeowner fees. The property is to be used as a private residence only. Occupancy is limited to approved tenants and occupants listed on the lease. Subletting, assignment of the lease, additional occupants, or business use of the property requires prior written landlord approval. Pets: Dogs may be permitted with landlord approval. Breed restrictions apply due to insurance requirements. Tenants are responsible for their pets, including behavior and any property damage caused by them. Pet approval may be withdrawn in accordance with the lease if an animal causes damage, injury, or other lease violations. Tenants are expected to maintain the home in clean and sanitary condition and are responsible for damage caused by themselves, their occupants, guests, or pets beyond normal wear and tear. Alterations, painting, decorating, lock changes, and certain exterior/property changes require prior written landlord approval. Only approved, operable, currently licensed vehicles may be kept on the property. Boats, recreational trailers, utility trailers, and similar vehicles require prior written landlord approval. Renters insurance is required. Tenants are responsible for insuring their personal belongings and maintaining any liability coverage required by the lease. The landlord may access the property for inspections, maintenance, repairs, or showings with reasonable notice as provided by the lease and applicable Florida law, except in emergencies or other circumstances permitted by law. Tenants must comply with applicable laws and property/community rules and may not engage in illegal activity or create excessive noise or disturbances. Smoking, pet, parking, maintenance, guest, and other property-specific requirements are governed by the executed lease and any applicable addenda.
