Lease Terms & Policies (Condominium) Lease Duration Standard lease term: 12 months Alternative lease lengths may be considered upon request and are subject to HOA approval, if applicable Monthly Rent Rent is due on the 1st of each month Late fees may apply if payment is received after the grace period specified in the lease Utilities & Services A single flat monthly utilities fee is charged in addition to base rent This fee includes: Electricity Water Sewage High-speed internet Tenant is not required to set up separate utility accounts Security Deposit Security deposit equal to one month's rent Fully refundable subject to move-out inspection and compliance with lease terms Condo Association (HOA) Rules Tenant must comply with all condominium association rules and regulations HOA documentation will be provided prior to move-in Any fines or penalties resulting from tenant violations are the tenant's responsibility Maintenance & Repairs Owner is responsible for major systems and structural components Tenant is responsible for basic upkeep and promptly reporting maintenance issues Emergency maintenance is handled promptly Smoking Policy Non-smoking unit and building, including vaping Occupancy Limits Occupancy limits enforced per condo association and local regulations Alterations & Use No alterations, installations, or painting without prior written approval Unit is for residential use only Parking & Amenities Parking availability subject to condo association rules Access to shared amenities provided in accordance with HOA policies Renewal & Termination Lease renewal options provided prior to expiration, subject to HOA approval Early termination subject to lease break terms outlined in the agreement
