1. Term of the tenancy. This rental is restricted by the Home Owners' Association (HOA) to a fixed-term lease. The lease must be a minimum of one year. 2. Security Deposit / Fees. First month's rent and a security deposit is due at signing. 3. Limits on occupancy. Only tenants who have signed the lease and their minor children are authorized residents. 4. Sublease. No subletting is authorized. 5. Rent. Rent is due on the 1st of each month for the following month. Recurring electronic funds transfer is preferred. Acceptable payment methods include personal check and credit card. Minor processing fees apply to credit card payments. There is a seven-day grace period; a one percent late fee is assessed daily beginning on the eighth day. 6. Cleanliness, repairs, and maintenance. The condo is professionally cleaned once a month. It is the tenant's responsibility to maintain all furnished property and ensure the cleanliness and sanitation of the condo. Major repairs are the responsibility of the owner and HOA. The tenant must notify the owner of all required repairs in a reasonable and timely fashion. 7. Modifications. No modifications may be made to the property (e.g. painting) without prior approval by the owner. 8. Entry to rental property. The owner retains legal right to access the property to perform inspections and make necessary repairs or upgrades to the property. 10 working days notice is provided to the tenant prior to entry to the condo, unless there is an emergency. 9. Restrictions on tenant illegal activity. Tenants must abide by HOA policies and procedures, as well as state and federal laws. All illegal activity is prohibited. 10. Pets. No pets are authorized. 11. Smoking. No smoking.
