The neighbors are very friendly, and consider the building to be a tiny community. :) The neighborhood, the Central District, is one of Seattle's oldest and most diverse neighborhoods. It is bordered to the north by East Madison Street, Interstate 90 to the south, Rainier Avenue/12th Avenue South to the west, and Lake Washington to the east. The local high school, Garfield High School, boasts among its alumni music legends Quincy Jones and Jimi Hendrix, martial arts legend Bruce Lee, New York Trade Center architect Minoru Yamasaki, Olympic Ski Gold Medalist Debbie Armstrong, and Baskin & Robbins co-founder Irv Robbins. The Garfield is located a block away from a major bus line that can quickly take you to other great neighborhoods, including Downtown Seattle. Parking is close and convenient, as the area is not metered or zoned. The condo is also very close to many other great centrally located neighborhoods: Downtown, Capitol Hill, First Hill, University District, Madison Valley, Madison Park, Leschi, Madrona, Rainier Valley, Squire Park, 23rd & Jackson Business District, 12th Avenue Neighborhood, Colman, Jackson Place, Jackson Street Corridor Business District, and Union Street Business District.
1. Term of the tenancy. This rental is restricted by the Home Owners' Association (HOA) to a fixed-term lease. The lease must be a minimum of one year. 2. Security Deposit / Fees. First month's rent and a security deposit is due at signing. 3. Limits on occupancy. Only tenants who have signed the lease and their minor children are authorized residents. 4. Sublease. No subletting is authorized. 5. Rent. Rent is due on the 1st of each month for the following month. Recurring electronic funds transfer is preferred. Acceptable payment methods include personal check and credit card. Minor processing fees apply to credit card payments. There is a seven-day grace period; a one percent late fee is assessed daily beginning on the eighth day. 6. Cleanliness, repairs, and maintenance. The condo is professionally cleaned once a month. It is the tenant's responsibility to maintain all furnished property and ensure the cleanliness and sanitation of the condo. Major repairs are the responsibility of the owner and HOA. The tenant must notify the owner of all required repairs in a reasonable and timely fashion. 7. Modifications. No modifications may be made to the property (e.g. painting) without prior approval by the owner. 8. Entry to rental property. The owner retains legal right to access the property to perform inspections and make necessary repairs or upgrades to the property. 10 working days notice is provided to the tenant prior to entry to the condo, unless there is an emergency. 9. Restrictions on tenant illegal activity. Tenants must abide by HOA policies and procedures, as well as state and federal laws. All illegal activity is prohibited. 10. Pets. No pets are authorized. 11. Smoking. No smoking.
