Lease Terms & Application Requirements To ensure a smooth application process, please review our rental criteria before applying: - Total Monthly Rent: $2,215 (Includes $2,150 base rent + $65 HOA fee) - Security Deposit: $2,150 (Due at signing alongside first month's rent) - Application Fee: $75 per adult (all occupants aged 18+ must apply) - Income Requirement: Applicants must show verifiable gross household income of at least 2.5x the monthly rent ($5,537.50+ per month). - Policies: Strictly NO smoking, vaping, or electronic cigarettes allowed anywhere inside the property or garage. - Tenant Utilities & Upkeep: Renter is responsible for all utilities, regular lawn maintenance, and timely air filter replacements. - Tenants must abide by all the HOA rules and regulations (a copy of the bylaws will be provided with the lease agreement). Pet Policy & Restrictions: - Pets allowed on a strict case-by-case basis with prior landlord approval. - Subject to weight/breed restrictions (no aggressive breeds permitted due to insurance constraints).
