Lease terms

Available August 1st Lease Duration: 12-months, longer options open for consideration. Security deposit and first months rent due at signing. Deposit will be given back at the end of lease terms if no damages are done to the property. Deductions will be made if repairs are needed. Utilities: Renter is responsible for all utilities, including water, electricity, internet/Wi-Fi, security alarm (optional). Maintenance & Repairs: Contingent on type of repair, repairs above $100, require approval and estimates, to be taken care by owner. Damages: Any and all damages must be report to owner immediately, damages to property found to be tenants fault, will be at repaired at renters expense. Smoking: Not permitted indoors. If evidence of smoking is present, tenant will be charged for odor removal services, at their own expense. Pets: Allowed with approval and pet deposit, no more than two pets. Carpet Care: Professional carpet cleaning will be completed prior to move-in and is required at the end of the lease, at tenants expense. Any stains, damages, or needed carpet repairs will be deducted from the security deposit. Application Fee: Includes background check and lease contract Renters Insurance: While optional, is highly recommended to protect your personal belongings, tenant caused damages, and provide liability coverage during your lease.
