Lease terms

$1250 Monthly Rent- $1250 Security Deposit Rent includes - rent, water, trash, and unlimited WiFi. Tenant is responsible for the monthly power bill (and having it turned on in their name through South Central Power.) Power bill MUST be paid off for the property address upon exiting to attain any deposit return. During the one year lease- one bi-annual inspection will be initiated. (6 months after signing) If renewing the lease, inspection will be mandatory before renewal. If exiting the lease, an inspection will be mandatory after vacancy to estimate deposit return. Once a year the property owner will be responsible for changing the furnace filter, checking the sump pump, and clearing the dryer vents and property drains. 24 hour verbal or written notice needed for owner to enter. Maintenance provided upon request. Tenants are responsible for all and any lawn care. Can be added into rent if agreed upon. Failure to care for property may be subject to eviction. 2 car detached garage and driveway for parking. Garden shed for extra storage. No cigarette smoking inside.
