Lease terms

**Lease Terms** * Lease term is **12 months**. * Rent is due on the date specified in the lease. Late fees will apply as allowed by Texas law. * A security deposit is required before move-in. * Tenant is responsible for maintaining the property in a clean, safe, and sanitary condition. * Tenant is responsible for the cost of repairs resulting from tenant negligence, misuse, abuse, or damage caused by the tenant, household members, or guests. Landlord is responsible for major structural repairs and repairs required by applicable law, unless the damage was caused by the tenant. * No subleasing, short-term rentals, or assignment of the lease is permitted without the landlord's prior written consent. * Only individuals listed on the lease may occupy the property. Guests may not stay longer than **30 consecutive days** or **more than 30 days in any 12-month period** without the landlord's prior written approval. Unauthorized occupants may be considered a lease violation. * Tenant may not make alterations, paint, install fixtures, or change locks without the landlord's written permission. * Tenant is responsible for replacing HVAC filters regularly, maintaining the yard (unless otherwise stated), changing light bulbs, and keeping smoke detector batteries functional where permitted by law. * Tenant must promptly report any maintenance issues, leaks, or damage to prevent further property damage. * No illegal activity is permitted on the property. * Pets are allowed only with the landlord's prior written approval and any required pet fees or deposits. * Tenant must comply with all HOA rules (if applicable) and all federal, state, and local laws. * Landlord may enter the property as permitted by Texas law for inspections, repairs, emergencies, or to show the property with appropriate notice when required. * At move-out, the property must be returned in clean condition, normal wear and tear excepted. Tenant may be charged for cleaning, repairs beyond normal wear and tear, unpaid rent, or other amounts allowed by the lease and Texas law. * Failure to comply with these lease terms may result in notices, fees, or termination of the lease as permitted by Texas law.
