1. SMOKE-FREE PROPERTY Smoking of any kind including cigarettes, cigars, pipes, e-cigarettes, vaping devices, and marijuana is strictly prohibited inside the property, in the garage, and within 25 feet of all entrances and windows. Violation may result in cleaning fees and/or lease termination. 2. NO PETS POLICY No animals, birds, reptiles, or other pets are permitted on the premises at any time without prior written approval from the Landlord. Unauthorized pets will result in immediate notice to cure or vacate. If a pet is approved, a separate pet addendum and pet deposit will be required. 3. CLEANLINESS & SANITATION Tenant(s) are required to maintain the interior of the home in a clean, sanitary, and habitable condition at all times. This includes, but is not limited to: Regular disposal of trash and recycling Keeping all common areas, kitchen, and bathrooms free of mold, mildew, and excessive clutter Prompt reporting of pest activity or water leaks to the Landlord No storage of hazardous materials inside the unit 4. YARD & EXTERIOR MAINTENANCE Tenant(s) are responsible for maintaining the exterior grounds in a neat and presentable condition, including: Mowing and edging the lawn regularly (no less than every two weeks during growing season) Trimming hedges, shrubs, and any overgrowth Removing weeds from garden beds and walkways Clearing leaves, snow, and debris from walkways, steps, and the driveway Watering any established plants or landscaping as needed The yard must comply with any applicable HOA standards or local municipal codes. 5. NOISE & NUISANCE Tenant(s) shall not disturb neighbors or engage in any activity that constitutes a nuisance. Quiet hours are observed between 10:00 PM and 8:00 AM. Music, gatherings, and other noise must remain at a reasonable level at all times. 6. GUESTS & OCCUPANCY Only the individuals listed on the lease agreement are authorized occupants. Guests may stay no longer than 7 consecutive days or 14 days total per calendar month without written Landlord approval. Subletting is strictly prohibited. 7. PROPERTY ALTERATIONS No alterations, modifications, painting, or installations (including shelving, satellite dishes, or locks) may be made to the property without prior written consent from the Landlord. 8. PARKING Vehicles must be parked in designated areas only. No inoperable, unregistered, or oversized vehicles may be stored on the property. Oil changes or major vehicle repairs on the premises are prohibited. 9. UTILITIES & CONSERVATION Tenant(s) are responsible for all utilities in their name. Tenant(s) agree to use utilities responsibly and report any leaks, outages, or equipment malfunctions promptly. 10. MOVE-OUT CONDITION Upon vacating, the property must be returned in the same condition as received, normal wear and tear excepted. This includes professional carpet cleaning and any necessary deodorization or deep cleaning. Failure to do so will result in deductions from the security deposit. 11. VIOLATIONS Violation of any of the above conditions may result in a written notice, financial penalties, and/or termination of the lease in accordance with applicable state and local law.
