Lease terms

LEASE TERMS * Tenant is responsible for electricity, gas, internet, cable, and all other optional services. * Tenant is responsible for maintaining the landscaping, including watering, mowing, trimming, and general yard upkeep. * Owner will provide and maintain professional pool service. * Tenant is responsible for replacing HVAC filters and promptly reporting maintenance issues. * No smoking or vaping is permitted anywhere on the property, including inside the home, garage, backyard, driveway, or outdoor areas. * Up to two pets allowed with owner approval. Pet fees and/or pet rent may apply. * No subleasing, Airbnb, vacation rentals, or other short-term rental use permitted. * Parking permitted in designated areas only. No inoperable vehicles permitted on the property. * First month's rent and security deposit are due prior to move-in and key delivery. * Tenant is responsible for any damage caused by occupants, guests, or pets. OCCUPANCY REQUIREMENTS * All adult occupants (18 years of age or older) must complete an application, pass the required screening process, and be approved by the landlord prior to residing at the property. * Only individuals listed on the lease agreement may occupy the property as residents. * Guests staying more than 14 consecutive days or more than 30 cumulative days within a 12-month period may be required to apply and be added to the lease, subject to landlord approval. * Unauthorized occupants constitute a lease violation and may be grounds for lease termination. APPLICATION & SCREENING REQUIREMENTS * Applicants are responsible for all application fees, credit screening fees, background check fees, and any other screening-related costs. * Minimum household income must meet the property's stated qualification requirements. * All applicants are subject to income verification, credit screening, criminal background checks, and rental history verification. * Any false, misleading, or incomplete information provided during the application process may result in denial of the application or termination of the lease.
