Lease terms

Rental Terms and Conditions Tenant shall be responsible for payment of all utilities, including gas, electricity, and water. A security deposit and first month's rent are due at the time of lease signing. Smoking is strictly prohibited inside the residence. Parking on grass areas is not permitted. Small pets, limited to cats or dogs, are permitted with approval. Tenant shall be responsible for the monthly fees associated with the alarm and security camera system. Tenant shall be responsible of a yearly maintenance fees of $99.00 that include the following services: 7 services. 2 annual visits. - Electric dryer vent cleaning - HVAC air filter replacement - Light bulb replacement (If needed) - Garage door lubrication - Electric water heater flush - Refrigerator water filter replacement - Smoke and carbon monoxide detector battery replacement Services provided by contractor. Visit will be coordinated and scheduled at tenant availability. 18 year + personal must be present at the time of the services. Lawn Care and Maintenance The Tenant agrees to maintain the lawn and all outdoor landscaped areas in a neat, clean, and healthy condition throughout the duration of the lease. This includes, but is not limited to: * Regular mowing of grass to prevent overgrowth * Watering as necessary to maintain healthy vegetation (subject to local regulations) * Removal of weeds, leaves, and debris * Trimming of bushes, hedges, and small plants * Proper disposal of yard waste The Tenant shall not alter the landscaping without prior written consent from the Landlord. Any damage to the lawn or landscaping caused by neglect or improper care will be the Tenant's responsibility to repair or restore at their own expense. Failure to maintain the lawn as specified may result in the Landlord arranging for maintenance services, the cost of which will be charged to the Tenant.
