Move-In Costs: To secure the suite, the required upfront payment is the first month's rent ($1950) and the fully refundable security deposit ($500). Application & Screening ($75): Every adult applicant (18+) must submit an application and pass a background, credit, and eviction screening check. Legal Disclosures & State Compliance (Nevada Law) Because this is a legally binding mid-term residential agreement in the state of Nevada, the lease strictly enforces the following statutory requirements: Security Deposit Return (NRS 118A.242): Your $500 deposit is fully refundable. Per Nevada law, it will be returned to you within 30 days of move-out, accompanied by an itemized written statement if any deductions are made for damages beyond normal wear and tear. Rent & Late Fees (NRS 118A.210): Rent is due on the 1st of the month. Nevada mandates a 3-day grace period. If rent remains unpaid after the grace period, a late fee will apply, which is legally capped at 5% of the monthly rent ($90). Landlord Right of Entry (NRS 118A.330): We deeply respect your privacy. House Rules & Shared Living Standards Since this is a premium private room in a shared household, the lease includes a Roommate / Shared Space Addendum to ensure everyone lives comfortably: Joint Liability for Common Areas: While you are solely responsible for your private suite, all housemates share the responsibility of keeping the shared kitchen, lounge, and bathroom clean and tidy. Occupancy Limits: The room is strictly priced and legally capped for a maximum of 1 occupant to maintain safety and prevent overcrowding of the shared facilities. The Nuisance Clause (NRS 118A.200): In accordance with Nevada rental statutes, the lease includes a strict public nuisance clause. Quiet hours are firmly enforced from 9:00 PM to 9:00 AM to accommodate varying shift schedules (especially for nighttime healthcare workers). Guest Policy: To protect the privacy of other residents, long-term or overnight guests who are not listed on a valid lease agreement are not permitted without prior written approval.
