12-month lease preferred. Rent is $1,600/month. First month's rent and security deposit are due before move-in/keys are released. Tenant is responsible for electricity, water/trash, internet/cable, Tenant must transfer utilities before move-in. No smoking or vaping inside the home. Home includes refrigerator, stove, microwave, and TV mounts, including back porch TV mount. Electric vehicle charger connection available. Home has foam insulation for better energy efficiency; previous Magic Valley Electric bills have typically been around $150 $200 or less, but actual bills may vary by usage. Application required for all adults 18+. Background, credit, eviction, income, and rental history will be verified. Minimum income requirement is 3x rent. Preferred credit score is 600+. No recent evictions, no money owed to previous landlords, and valid ID/proof of income required. Pet policy: One small dog under 40 lbs may be approved with a $300 non-refundable pet fee and $25/month pet rent. No cats or large dogs. Assistance animals are handled according to applicable housing laws. Tenant is responsible for any pet-related damages. Renters insurance is required and must remain active during the lease term.
