Lease terms

Lease Duration: Minimum 12-month lease required. Monthly Rent: $3,000 per month, due on the 1st of each month. Security Deposit: $3,000 (equal to one month's rent), due at lease signing. Move-In Costs: First month's rent ($3,000) + security deposit ($3,000) = $6,000 total due prior to move-in. Application Requirements: Completed application for all applicants 18+ Credit and background check required Minimum credit score of 680 preferred Verifiable income of at least 2.5 3x monthly rent Positive rental history required Utilities: Tenant responsible for all utilities unless otherwise specified. Pets Policy: No pets allowed. Smoking Policy: No smoking permitted inside the property. Maintenance & Repairs: Tenant responsible for routine maintenance (light bulbs, HVAC filters, minor upkeep). Landlord responsible for major repairs and structural systems. Lawn Care / Snow Removal: Tenant responsible for lawn maintenance and snow removal. Renter's Insurance: Required for all tenants prior to move-in. Late Fees: Rent is considered late after 5 days. A late fee of 5% of the monthly rent ($150) will be applied. Occupancy Limits: Occupancy limited in accordance with local housing regulations. Parking: Parking available (specify details if needed). Subletting: No subletting or short-term rentals (e.g., Airbnb) without written landlord approval.
