Lease terms

Lease Terms -Minimum 12-month lease required. -Monthly rent includes trash service and HOA fees. -Security deposit of $1,000, first months rent, and pet fee due at lease signing -Tenant is responsible for electricity, water, sewer, internet, and any other utilities not specifically included in the rent. (Utilities must be switched into tenants name within 5 business days of lease starting) -No smoking permitted inside the home or garage. -Pets may be considered on a case by case basis with landlord approval. No dogs with bite history permitted. -Renters insurance is required for the duration of the lease. -Applicants are subject to a credit, criminal background, rental history, and income verification screening. -Occupancy is limited to the individuals listed on the lease agreement. -Lawn maintenance is the tenant's responsibility. -Tenant shall be responsible for any HOA fines, penalties, or violations incurred during the lease term as a result of the tenant's actions, negligence, or failure to comply with HOA rules and regulations. -Any damage to the property occurring during the lease term that is caused by the tenant, household members, or guests shall be repaired at the tenant's expense. This includes, but is not limited to, clogged toilets, clogged drains, damaged fixtures, and other issues resulting from misuse, negligence, or lack of proper care. The landlord will remain responsible for repairs resulting from normal wear and tear or routine mechanical failures not caused by the tenant.
