Lease terms

Tenants pay for electricity and gas bill. Internet is included with rent. 1. ACCESS FOR MAINTENANCE AND CHECKS - The property owner or designated upstairs occupants may enter the unit to check or reset the circuit breaker in the event of an electrical trip. - The property owner will enter the unit every four (4) to six (6) months for routine maintenance to replace the furnace air filter. - All non-emergency maintenance access will be scheduled in advance and requires prior tenant notification and approval. 2. RENT PAYMENT AND LATE FEES - Rent is strictly due on or before the 1st of each month and must be received within the first week of the month (the designated grace period). - A late fee of $75.00 will be assessed if rent is not received by the end of this period. 3. MAINTENANCE NOTIFICATIONS - Tenants are legally required to notify the property owner immediately upon discovering any water leaks, dripping pipes, or visible moisture damage. - Prompt reporting is mandatory to avoid structural damage, wood rot, or mold growth. Delay in reporting may result in tenant liability for damages. 4. TOILET USAGE AND PLUMBING - Only standard toilet paper and human waste may be flushed down the toilets. - Flushing any other items including baby wipes, cosmetic wipes (even those labeled "flushable"), paper towels, cotton swabs, or feminine hygiene products is strictly prohibited. - Clearing blockages caused by prohibited items will be billed to the tenant. 5. DRAIN AND KITCHEN CARE - Pouring cooking oil, grease, fats, or heavy oils down any kitchen sink, drain, toilet, or garbage disposal is strictly forbidden. - All cooking grease must be allowed to cool, collected in a separate disposal container, and thrown away directly into the trash receptacle. 6. NO PETS POLICY - Domesticated or exotic animals, pets, and livestock of any kind are strictly prohibited from living inside the unit or entering the property grounds. - This restriction applies fully to temporary visiting pets or animal-sitting. 7. NO SMOKING OR BURNING OF SUBSTANCES - Smoking of any kind (including cigarettes, cigars, pipes, cannabis, hookahs, vapes, or electronic cigarettes) is completely banned inside the entire unit and anywhere on the exterior property grounds. - The burning of any other indoor substances including incense, candles, or open flames is strictly prohibited due to fire hazards and property air quality.
