Lease terms

Lease Duration: 12-month minimum lease term. Renewal options available upon review. Rent: $3,000 per month (paid on the 1st of each month). Security Deposit: $5,000 (due at lease signing). Utilities: Tenant is responsible for all utilities, including electricity, water, gas, internet, and cable. Landlord will cover trash and sewer services. Occupancy: Maximum of 5 occupants. All tenants and occupants must be listed on the lease agreement. Smoking: No smoking inside the property. Pets: Pets allowed with an additional deposit and monthly pet rent. Maintenance & Repairs: Tenant is responsible for basic maintenance, including changing air filters and light bulbs. Tenant must report any necessary repairs promptly. Landlord is responsible for major repairs, excluding those caused by tenant negligence. Community Rules: Tenant must comply with all HOA rules and regulations. Any fines incurred due to tenant violations will be the tenant's responsibility. Entry & Inspections: Landlord reserves the right to enter the property with proper notice (except in emergencies). Subleasing & Short-Term Rentals: Strictly prohibited without written landlord approval. Move-Out Requirements: Tenant must provide a 30-day written notice before move-out. The property must be returned in its original condition, minus normal wear and tear.
