Lease terms

LEASE TERMS & PROPERTY RULES 1. Minimum Stay & Occupancy Limits Minimum Stay: This mid term rental requires a minimum stay of thirty (30) days, with options up to 6+ months. Maximum Occupancy: Limited to two (2) authorized adult residents listed on this Agreement. No additional occupants permitted. 2. Renter's Insurance Tenant(s) must maintain an active Renter's Insurance policy with at least $100,000 personal liability coverage for the entire duration of the stay. Proof of coverage is required prior to move in. 3. Utility Usage & Conservation Included Utilities: Rent covers normal residential usage of electricity, gas, water, trash, and high speed internet up to $300.00 per billing cycle. Overages: Any utility charges exceeding $300.00 per cycle will be billed to Tenant(s) as additional rent, due within five (5) business days of invoice. Conservation: Tenant agrees to practice reasonable energy and water conservation and promptly report leaks, running toilets, HVAC issues, or abnormal utility behavior. Prohibited Uses: Commercial/industrial activities and high power consumption equipment including crypto mining rigs, specialized servers, or commercial machinery are strictly prohibited. 4. Mail & Package Policy To protect property status and prevent unauthorized tenancy, only authorized residents listed on this lease may receive mail or packages at the property. Deliveries for unauthorized individuals constitute a lease violation. 5. Guest Policy Tenant assumes full financial and operational liability for any damage, noise, or rule violations caused by guests. Any guest staying longer than 48 consecutive hours, or found with access keys/codes without prior written approval, will be considered an unauthorized occupant and a material lease violation. 6. Pet Policy (Strict No Pet Property) No pets are permitted on the property under any circumstances. Any pet found on the property will be considered an unauthorized pet. An immediate $1,500 unauthorized pet remediation fee will be added to rent and billed on the next rent cycle, covering deep cleaning, allergen removal, and property restoration, in addition to any actual damages. 7. Early Term Clause: The 30 day minimum stay must be fulfilled before any cancellation. After the initial 30 days, Tenant may terminate the lease with a written 30 day advance notice. An Early Termination Fee of $3,000 will be charged and applied toward the security deposit. Tenant remains responsible for all standard rent and any utility overages through the end of the mandatory 30 day notice period. 8. Lease Term & Renewal: At the end of the agreed lease term, Tenant may either sign a new lease agreement or allow the lease to convert to month to month occupancy. *If no new lease agreement is signed, the lease will automatically convert to month to month at a rental rate of $3,200.
