All tenants, occupants, and guests must comply with the following terms at all times during the lease period. 1. Quiet Enjoyment / Noise Policy Tenants agree to maintain a peaceful and respectful environment for neighboring residents at all times. Excessive noise, loud music, yelling, disruptive behavior, or disturbances are strictly prohibited. Quiet hours shall be observed daily between 9:00 PM and 8:00 AM. Tenants are responsible for the conduct of all guests and visitors. Any violation of local noise ordinances or repeated complaints from neighbors or the HOA may be considered a material breach of the lease. 2. No Parties or Events Parties, gatherings, events, or large social functions are strictly prohibited at the property. Unauthorized gatherings that create excessive noise, traffic, parking issues, or disturbances are not permitted. The property may not be used for commercial events, celebrations, or short term event hosting. Airbnb style parties or promotional gatherings are strictly prohibited. Violation of this policy may result in immediate lease termination and/or fines. 3. Strict No Smoking Policy Smoking of any kind is strictly prohibited inside the home, garage, patios, balconies, and within close proximity to the property. This includes but is not limited to: Cigarettes Cigars Marijuana Vapes and e-cigarettes Hookahs or similar devices Tenants will be financially responsible for any smoke related damage, odor remediation, repainting, carpet replacement, duct cleaning, or cleaning costs resulting from violation of this policy. 4. Occupancy Limits Only individuals listed on the lease agreement may reside at the property. Long term guests staying more than 7 consecutive days or more than 14 total days in a calendar year must receive written approval from the landlord. Unauthorized occupants may constitute a lease violation. 5. Property Care and Maintenance Tenants agree to maintain the property in clean and sanitary condition. Trash must be properly disposed of and not left outside the property. Tenants shall promptly report maintenance issues, leaks, damages, or safety concerns. Intentional damage, neglect, or misuse of the property is prohibited. 6. Illegal Activity Any illegal activity occurring on the premises is strictly prohibited and shall constitute immediate grounds for lease termination. 7. Parking Vehicles must only be parked in designated areas, driveway spaces, or approved parking locations in accordance with community and township regulations. No abandoned, inoperable, or unregistered vehicles are permitted on the property. 8. Right to Enforce Failure to comply with any lease term or property rule may result in fines, notices to cure, lease termination, or other legal remedies permitted under New Jersey law.
