Lease Twelve (12) month lease required. Available July 1, 2026. Rent is $2,350 per month, due on the 1st of each month. Late Rent A grace period runs through the 5th of the month. Rent received after the 5th incurs a late fee of 5% of the monthly rent ($117.50), and an additional 5% for each month the balance remains overdue. Security Deposit & Move-In Funds Security deposit of $2,350 (equal to one month's rent) is due at lease signing. First month's rent is due at or before move-in. No application fee is required. Qualifications & Screening All occupants 18 and older must complete an application. Credit, background, eviction, and income verification are required. Minimum household income of approximately 3x the monthly rent. Negative rental history, recent evictions, or unpaid housing debt may result in denial. Smoking No smoking or vaping of any kind anywhere on the premises interior, garage, or patio. Evidence of smoking is a lease violation and may result in charges for restoration. Pets No pets. The only exception is a legally required accommodation for a documented assistance or service animal. Parking Parking is limited to the unit's attached garage and private driveway only. No parking on grass, sidewalks, or in fire lanes. Observe all posted community signage, including marked no-parking zones and the 15 mph speed limit. Inoperable or unregistered vehicles are not permitted. Utilities Tenant is responsible for electric, gas, water/sewer, and internet/cable. Tenant must place utilities in their own name as of the lease start date and keep them active for the full term. The HOA provides lawn care for common areas and weekly garbage removal. Renter's Insurance Tenant is required to carry renter's (liability) insurance for the full lease term and provide proof at move-in. Tenant Maintenance Responsibilities Replace HVAC filters regularly (at least quarterly) Replace light bulbs and smoke/CO detector batteries Maintain the private fenced patio, deck, and rose garden in reasonable condition Keep the unit clean and free of pests arising from tenant conditions Report leaks, mechanical issues, or damage promptly to prevent further harm Prevent frozen pipes in cold weather (maintain heat; drip faucets as needed) No alterations to paint, flooring, or fixtures without written owner approval Owner Maintenance Responsibilities Owner maintains the structure, roof, and major systems (HVAC, plumbing, electrical) and the appliances supplied with the unit, except where damage results from tenant misuse or neglect. HOA / Community This is a townhome community. Tenant agrees to abide by all HOA rules and community guidelines. The HOA handles common-area lawn care and weekly garbage removal; the tenant maintains the private fenced patio and garden. General No alterations without written consent. No subletting or short-term rental (Airbnb or similar) without written owner approval. Quiet enjoyment is expected no excessive noise or disturbances.
